I didn’t get into residential real estate because I love open houses or shiny countertops.  I chose it because I like people, and because I’ve seen how one “small” decision can shape the next ten years of a family’s life.

Real estate often looks like a sure thing.  The neighbourhood feels right.  The listing says move in ready.  The numbers seem to work.  Then reality shows up quietly.  Not with sirens, but like a slow leak.  Money gets tighter.  Options shrink.  Plans start bending around a choice that is hard to undo.

That’s a perspective I bring to my work.  Honesty, integrity, and empathy.  My goal is to help you land on a decision you can live with, not just celebrate on possession day, and dance all up in a video.

I take time to understand what matters to you, not what should matter on paper.  I look at the big picture like market trends, neighbourhood dynamics, and timing.  I also focus on the small details that become big later, like contract language, conditions, pricing strategy, and negotiation.

Before real estate, I spent more than 15 years in high stakes procurement, contract management, and negotiations.  I led multi million dollar deals for the City of Edmonton and local school boards.  That experience made me precise, disciplined, and risk aware.  I bring that same standard into every transaction because this is personal.

I use data to guide decisions, but I never pretend a home is just data or a spreadsheet.  Your lifestyle, stress level, commute, family plans, and flexibility matter as much as the comps.  I am also an active real estate investor, so I understand both the numbers and the lived experience.  I explain things clearly so you feel steady and informed.
